The self-governing Region of Murcia (where Camposol Residential Complex is set) is located in the south-east of Spain.  It covers 11.314 km2, area which represents 2,2% of the national territory.  Placed right in the Mediterranean Arch, it is bounded by Alicante to the east, by Andalucia, Granada and Almeria to the west, Albacete to the north and the Mediterranean sea to the south.
The Region of Murcia is integrated in the Andalusian Mountains, and it covers a quite rugged territory, where mountain ranges from the south-east to the north-east are combined with valleys, big depressions and plains. The Murcian littoral, with 170 km, is cliffy and rocky, with some small beaches and sandy coves, where a great variety of ecosystems are gathered: salt marshes, humedals, dunes and beaches.
While the rich culture continues to pull visitors back each year, Spain and "Murcia" boast a booming tourist industry and safe social and economic structures. Murcia is rivalling Andalucia
The weather in the Region of Murcia gathers all the common features of a semiarid Mediterranean climate. The annual precipitations are below 350 mm, which vary depending on the area.  Therefore, the most mountainous areas act as "climatic islands", reaching the 500 mm. a year.  The most humid periods are registered in spring and autumn.  Temperatures correspond to the Mediterranean model, with hot summers, when temperatures can overpass the 40º C, and winters are mild and short.  The annual average varies between 16º and 19º, depending on the height.  There are clear skies during most part of the year and the average insolation is over 2.800 hours a year.



Mazarron : welcome to paradise.



The bay of Mazarrón is a gulf that extends from Cabo Tiñoso to Cabo Cope.  A coastline that is rich in diversity, where you can find abounding breathtaking forms of excavations or erosions, but also deposits, hence carving out almost 40 beaches.
If to this we add the annual average temperature of 18°C and annual average of more than 300 sunny days a year, we can appreciate that Bay of Mazarrón is a real paradise.

Mazarrón (town and Port) is located in the south-east of Spain, in the Region of Murcia and next to the Mediterranean Sea. Mazarrón covers 318 km² and has 20.000 inhabitants.  This town offers visitors a rich artistic heritage and interesting leisure activities by the seashore.
More than 35km of beaches, virgin sandy coves and rocky bottoms, which constitute an ideal place to rest in the sun, practise nautical sports and scuba diving, as well as taste the local gastronomy.  The fishing port and the fish market help to better value the local and the traditional kitchen.  In Mazarron you can find sea, mountain, countryside, a past of sailors, a present of farmers and a future of tourists.



Climate : Temperatures in winter range from 15ºC and 20ºC, and the skies are normally clear, bringing about 2800 hours of sun. There are two reasons to explain the special microclimate in Mazarrón. On the one hand, the town is surrounded by high mountains, stopping the north winds from penetrating in the area. The average temperature is 18º. On the other hand, (in the sea), the location of the Gulf between Cabo de Palos and Cabo de Gata, allows the cold currents that enter the Atlantic Sea through the Strait of Gibraltar to pass without affecting the water temperature, overpassing 5 degrees, if we compare it with the Mediterranean Sea.

Festivals :  The Milagro Festivals (celebrated in Bolnuevo and Mazarrón).  The sunday preceding the 17th november the Patron, "La Purísima", is carried from Bolnuevo to Mazarrón, and on the sunday following the 17th november, it is taken down, leading a procession, to the "Ermita de Bolnuevo".  It is during this week when that many events are celebrated, like the floral offer to the Virgin, processions and religious activities.    On the "Romería" Sunday are held Moors and Christians parades, commemorating the Moorish invasion in our coast (which was the reason why the Virgin miraculously interceded, expelling the Argelines from our coast, the night of the 17th november, 1585).    The "Fiestas Patronales" are celebrated on the 19th march, the Saint Jose's Day (during the week before, they celebrate open-air dances, sports activities, a "Falla" monumental is set in the Port Beach with figures that criticize all the events which occurred during the year, and a race of torches).  On the 16th july, they celebrate the festivity of the "Virgen del Carmen" with a Mass at the Fish Market, a religious procession, carrying the Virgin by sea and land, in which dozens of boats participate, decorated with multicoloured flags.


The monuments :  The majority of the monuments are found in the town.  Among these monuments, we can highlight the Town Hall « Ayuntamiento », dating back to the XIX century and an artistic-historic national monument, as well as the church of "San Andrés" or "la Torre de Santa Elena".  There are also other monuments, which have been declared as the Heritage of Cultural Interest : "la Torre de Santa Isabel", "la Torre de los Caballos", "el Castillo de Los Vélez" and "el Molinete".



Discover the marine treasures :

In its waters, you can find the most important ecosystems of the Mediterranean, the land of Poseidon ( Posidonia oceanica ).

Formalities and steps for the purchase of the villa for sale


"N.I.E." Registration.
What is an NIE number and why do I need one ?

In Spain you cannot legally buy property, a house, car, boat etc without having applied to the police for your NIE number and had your NIE documentation returned.   Likewise, you cannot enter into a contract for the supply of electricity, water or a telephone line etc without giving your NIE number together with your bank details because these services will only accept clients whose bills are paid automatically from a bank.   Neither can you arrange an insurance policy or order goods or services, sign on for the National Social Security, Health Service or commence a job without showing your NIE number.

Applying for your NIE number when in Spain : Go to your local National Police Station and ask for an application form.

Take with you :
                               - Your Passport
                               - A photocopy of your passport
                               - Two coloured passport size photographs
                               - You must give your Spanish address of your residence in Spain.

Take Note ! Processing your application takes a minimum of one week or as long as 5 weeks.
Caution !
You will often be asked to show your NIE registration document at the various ministries etc. Always carry photocopies but never allow anyone to retain your original.





Some taxes and fees


Investors in property abroad have long chosen Spain and "Murcia" as a favourite destination. If you are willing to buy the luxury property in Mazarron Camposol, keep in mind there are some taxes and fees you shall pay :

- The transfer tax, the I.T.P.A.J.D. = Impuesto de Transmisión Patrimonial y Actos Juridicos Documentados (+/-7 % of the price sale of the house),   The purchaser must pay this upon signature of the sales contract.   If you are willing to buy a property in Spain you should first get the tax registration number, the NIE if you are non-resident or the NIF if you are Spanish resident, it allows you to pay the corresponding taxes in Spain.

- Notary: you must pay the notary fees when you sign the deed, these are fixed on official scale ( 0,1% à 0,5 %)

- Property Registry: you must pay the registration of the deed at the property registry in order the property of the house can be transferred to you. (0,1 % à 0,2 %)
The total of the taxes and fees : +/- 7,4 % of the price sale of villa (= +/-120.000 euros)

The Real Estate Tax ( Impuesto de Bienes Inmuebles IBI ) :

This is a local tax levied on your spanish property en Mazarron-Camposol A (Murcia) and charged annually by the municipality (Mazarron), where the villa is registered.

All property owners in Spain (residents and non-residents) are obliged to pay the Real Estate Tax (Impuesto de Bienes Inmuebles - IBI) annually to the Town Hall where the property is registered, they may do it directly or through a Spanish bank, if you are non-resident, the last solution should be the best one for you.
The amount of the tax is calculated by reference to the official value of the property (valor catastral) registered in respect of all properties in Spain.

The total of the average expenses of this house in Camposol A during 2009 = 6.200 euros.

Formalities to be completed

For a stay longer than three months in Spain, you must apply within a period of thirty days after the entrance date in Spain for a residence card (at the relevant police station or foreigners office). Not all EU countries require this residence card and your right to reside does not derive from this card. However, it is recommended since you will be requested to present it when completing basic formalities such as opening a resident bank account, buying a car, etc.

1) Ensure you are in possession of the following documents
          - Valid passport and/or identity card for you
          - Your valid driving licence
          - Your car’s technical specifications
          - Evidence of VAT payment for your car

2) Contact the relevant social security institution, in order to:
          - Clarify what are your and your family members’ rights if you go and live in Spain.
          - In order to cover, while abroad, sickness, unemployment benefits, disability benefits, retirement allocations and other rights that you may have and that are exportable, obtain from your social security institution all necessary and relevant forms and/or the European Health Insurance Card

3) Contact the relevant taxation authorities in your country of origin in order to:
          - Ask for information and advice on tax declaration and formalities

4) Inform your town hall or police station that you are leaving the country

Upon arrival, be sure to contact all relevant bodies and authorities.

When arriving in Mazarron Camposol - Spain, you should register with the local social security insurance in order to get access to sickness and other social security benefits. You will be entitled to all benefits in kind provided under the law of the host country. These benefits comprise medical and dental care, medicines and hospitalisation, as well as direct payments intended to reimburse the costs of these. As a general rule, they are provided according to the legislation of Spain as if you were insured in Spain.
Present all relevant forms (for sickness, unemployment, retirement etc.) and/or the European Health Insurance Card.

Register your car within 6 months after your entrance in Spain.

Contact the relevant taxation authorities of Spain in order to ask for information and advice on tax declaration and formalities, as well as bilateral agreements with country of origin.
